Paver patios around Lancaster

Backyard before the new paver patio

Plenty of Lancaster homes have a back door that opens onto grass or a small builder's slab. Chairs sink into the lawn, the grill sits on a stepping stone, and the backyard never gets used as much as it could.

We build paver patios sized for how you actually use the back of the house. The area is dug out, a compacted base goes in and the pavers are laid on top. Then the ground around the patio is graded and repaired so it blends into the yard.

What you get is an outdoor room that stays level through Western New York winters and makes the whole backyard feel finished. If you like a modern look, large pavers with pea gravel joints are one style we have built.

Our paver patio service covers Lancaster, about 10 miles from our base, along with the rest of the work on our Lancaster page.

Paver patios in Lancaster: what to know

Paver patios for Lancaster's new builds

New subdivisions in Lancaster often leave the backyard as open lawn with a small slab or no patio at all. The ground was moved around during construction, so it can be soft or uneven. A patio set straight on top of that settles within a few seasons.

We dig past the loose fill to firm soil before building the base. The base goes in by layers and each layer is compacted. The finished surface is pitched slightly so rain and snowmelt run toward the yard, not toward the foundation.

Clay soil, frost and a patio that stays flat

Lancaster has the heavy clay common across Western New York, and clay holds water. When that water freezes under a patio, it pushes up. When it thaws, the pavers drop back unevenly. Over a few winters, a poorly built patio rolls and tilts.

A deep, well-drained base is the fix. It gives water somewhere to go and keeps frost from getting a grip on the pavers. That is why base prep is part of every patio we build, not an add-on.

Permits and setbacks in the Town of Lancaster

The Town of Lancaster Building Department, at 21 Central Avenue, lists permits for decks, fences, sheds, pools and hot tubs. It also asks owners to contact the department about setbacks before applying. Patios are not on that list, so call the office if you are unsure whether your plan needs anything.

If your patio is part of a bigger project with a fence or a shed, sort those permits out early so the schedule does not stall. We are glad to talk it over when we come out for the estimate.

Build season and next steps

Patios go in from spring through fall, and work can usually continue until the ground freezes. Planning over the winter puts you near the front of the line in spring.

Call Patrick at (716) 671-4971 or send the form with your address, from the village to Bowmansville and Town Line. He will walk the yard, talk through size and materials, and give you a free estimate. If you also want new plantings, ask about our landscape design in Lancaster.

Questions about paver patios in Lancaster

Not seeing yours? Call (716) 671-4971 and ask Patrick, or read the common questions.

Do you build patios in Bowmansville and Town Line?

Yes. We work across the Town of Lancaster, including the village, Bowmansville and Town Line.

Does a paver patio need a permit in Lancaster?

Patios are not on the Building Department's permit list, which names decks, fences, sheds and pools. Call the department at Town Hall to confirm for your lot.

Why do patios on new-build lots sink?

Usually because they sit on loose fill left from construction. We dig down to firm ground and build a compacted base so the patio stays level.

Can you build a patio with large pavers and gravel joints?

Yes. Large pavers with pea gravel set between them is a style we have built, and it gives the yard a clean, modern look.

What decides the cost of a patio in Lancaster?

The size, the pavers, how much base the ground needs and how easy the backyard is to reach. The estimate is free.
